The client’s objective was to create a highly visible, lasting, and economical building in downtown Los Angeles which would boast its own unique identity on the skyline, yet still integrate itself into the urban environs. To achieve a place in the skyline with a limited FAR, the client asked for a stepped building with progressively smaller floor plates The step points of the building relate to the datum of buildings in LA’s history; low-rise the 1930’s; mid-rise the 1950’s and hi-rise the 1990’s	. 


The urban impetus was to establish a linkage between the Citicorp complex to the West and the existing retail corridors to the east. At the ground, a great portal is created some 40 feet high and 130 feet wide, bisected only by a very tightly contained core. These dual passages, open to the air, remind one of the special opportunities given by the Los Angeles climate and provide a welcoming mid-block link in a city where the pedestrian has not always been king.


The 747 Tower is the result of the determination to take the necessaries of high rise architecture; structure, skin, elevator and mechanical systems, and create an organization synthesizing them, not only expressively, but in a way which orients to the urban fabric.


Working in collaboration with other property owners and architects, the architects developed a master plan for the block - establishing open space and circulation unique to downtown Los Angeles. In addition, the building design directly addresses the severe seismic environment of Los Angeles by providing a landmark structural response noted for its economy. The client noted the effective way in which the response to seismic issues is evident to all who see the lacy pattern of diagonals.






The building structure is an eccentrically 		braced frame whose efficiency comes from its stiffness, while the suppleness necessary in a seismic zone such as Los Angeles is provided by the ladder-like zipper of “fusible link” in the center of the east and west facades. The principal feature of the structure is the earthquake resistant framing developed using the principals of capacity design and lessons learned from tall buildings designed for wind.


The skin itself, composed of white aluminum and lightly tinted non-reflective glass, will have an overall quality of green not unlike that to be found in famed Richard Diebenkorn’s painting from his LA series. The spandrel panels, detached from the usual floor and ceiling positions, introduce a special sensation to the interior, provide a series of shades of coloration, and a new layer of pattern and geometry to the exterior.


On the East facade, the core with its high rise bank just behind the skin is delineated by etched glass. This continues in a consistent dimension until the beginning of the uppermost step in profile, where the core spreads out against the eastern exterior wall and the etched glass markings fan out like angel wings, continuing up to the mechanical penthouse where they surround the crown of the building.


The East façade, a sheer plane 655 feet tall, brings a powerful presence to its address on Flower Street, while the opposite side, with its distinctive stepped profile makes a strong acknowledgement of the open space in the adjacent block defined by CitiCorp Center. This provides and suggests a formal orientation westward, a gesture appropriate to a city that has always looked naturally toward the sunset.

The client wished to establish a powerful and clearly identifiable image of the Bank’s presence and to create a discreet “trademark” structure to be used for the client’s international publicity and would also contribute to the local urban logic by incorporating the historic Berlage axis along the Minervalaan District.

The building needed to be energy-efficient and environmentally sound, as well as address a responsible corporation’s requirement to provide a flexible and healthy work environment amenable to the wellbeing and productivity of its employees.

The design not only provides the client with a dynamic group of beautiful buildings, and the arresting image of the gently faceted sheer tower but also offers to the city a compelling blueprint for development in the Buitenveldert district that is as responsive to the important legacy of urban planning in Amsterdam-Zuid as it is sensitive to the needs of workers and residents.&#38;nbsp; The site plan is fundamental to the conception and evokes without nostalgia, the configuration of irrigation fields and the memory of rural experience. The medium of water and&#38;nbsp; its reflection of the Dutch light permeate the project- from the site to the shaping of the architectural forms, to the choice of materials.

This project, notwithstanding the fact that it is sheathed entirely in glass meets the objective of environmental sustainability by the integration of concepts, materials and technology and takes into consideration the process of manufacture of materials utilized, the process of construction and the operating life the building. 

The building, in response to the legislative mandate regarding worker proximity to daylight and within height limitations, would produce a thin slab of such a length as to be impracticable.

Industrial buildings of this type are to be found across the country. In response to the imperatives of cost. speed of construction and expandability, they abound as unmemorable images, anonymous and scaleless combinations of metal panel or double-tee skins plopped on their sites, the office component a bump on the front of the "pickle".

This project proposes an alternative. Built on a fast track program within a very constrained budget, it seeks to create a calm and restrained presence with simple materials carefully chosen, thoughtfully assembled. 

A great circle was incised in this gently sloping site, functionally to induce drainage away from the building, visually to create a sense of place in an otherwise unremarkable site. A double row of Lombardy Poplars outlines the circle. The trees will one day provide a powerful unifying gesture between the building and the land.

The exterior skin of the manufacturing area is of precast 8' x 20' panels scored into 4' squares in gray concrete with a white aggregate. There is a diagonal striation in the panel and the resulting rib is fractured to expose the white aggregate. The panel fabricators set tip a special jig to mass-produce the panels very economically. The total building height is established by the high-bay requirements of the manufacturing operation and results in a dimension of 20' from the finished floor to the top of the parapet.

In the office block in the northeast corner of the buildings two levels of office space were sandwiched into the 20" height of the manufacturing plant. By exposing the steel structure and the metal deck, an illusion of added height is created in the offices even within the limited floor to floor dimensions. Green tinted insulated glass covers three sides of the office block. A freestanding sun-screen shades the eastern side and Jasmine has been planted at the base to climb it as a trellis. The two story space continues to the northeastern edge and will provide an easy means for projected office expansion. Also located on the northeastern side of the building is a staging area for the shipping operation.

All of the structure in both the office and warehouse is carefully articulated to coordinate with the total geometry of the modularly organized building and its lighting, HVAC and sprinkler systems Air cooling and heating are accomplished by units located on the top of the roof. These units condition the air on the second level by creating an air wall between the office and the corridor. The office areas on the first floor are conditioned by the exposed outlets in the ceiling occurring on a line beneath the air wall.

The entire west wall of the building is removable to accommodate the predicted future expansion. The window openings in the manufacturing area are high and relatively small because of the significant security issue having to do with the manufacturing process of the client. Large scuppers allow water to flow off the eastern edge of the roof in lieu of internal roof drains. An economic necessity, the scuppers nevertheless, coupled with tile small windows at regular intervals set tip a rhythm that adds a pleasant elaboration to the simple western facade.
